What are our current activities at Las Americas?
Installing site furniture, stf/curtainwall/glazing/doors, mud/tape and bringing electrical to doors.

What are the challenges?
Material lead times and not having a dedicated self perform crew.

 

 

Lorraine Hansberry apartments

Where are we in the schedule?
50% complete

What are our current activities at Hansberry Apartments?

  • East Elevation: Punchlist.

  • Northwest Elevation: Grinding mortar joints, scraping/painting lintels, rebuilding & tuckpointing.

  • North Elevation: Mobilizing the hydrolift on the north side.

What are the challenges?
Material lead times, the specialty red glazed brick is not due to be on site until mid July which forced us to move a bit out of sequence. Also working around the other trades on site.

What are we doing really well?
We're doing a great job working together and communicating between GMA/MBB/CHA/Architect. Carl has done great with coordinating the daily activities, making sure the site is safe, and keeping peace with the residents and building management.

 

 

Schiller Place Apartments

Where are we in the schedule?
30% complete. Out of the ground with foundations/slabs/elevator cores.

What are our current activities at Schiller Place?
All 3 building slabs are poured. Framing has started at all 3 buildings 1st floor. Permanent power site work is 85% complete and ComEd will start their work to bring power across the street and to the site in the next few weeks.

What are the challenges?
Running out of space to lay down all the framing lumber while ongoing site utility work finishes. Coordination with all MEP trades as walls start to be framed to get everything installed within tight spaces.

What are we doing really well?
Safety / street cleaning / site cleanliness / coordinating deliveries / maintaining pace on schedule.

Where are we in the schedule?
It's been a whirlwind of discovery. The building built in 1975 has held numerous secrets throughout the years. We are currently in the demolition phase on the 8th and 7th floors. We have uncovered numerous issues related to building infrastructure. Our schedule has been impacted by the unknowns. We feel confident moving forward that as we proceed down the building we will gain ground and make up for it.

What are our current activities at Crescent Halls?
Current activities are, Demo, MEP cut cap make safe, planning for air conditioning and domestic water shutdowns to replace existing controls, all the while we have been informing the residents of progress. We post weekly bullet point updates of activities in the lobby bulletin board as well as have a live and in person What to Expect meeting once a month. The GMA / Martin Horn team is working well. Having a local well respected Contractor has added recognition and substantial support to the efforts.

What are the challenges?
The challenges have always been figuring out how to keep a building that is occupied safe and secure with minimal disruptions for the residents while replacing outdated air conditioning, plumbing and electrical systems. Running new systems while keeping the lower floors active has been tricky. Good partnership, communication and great involvement from the architect and engineer has helped tremendously.

What are we doing really well?
We have not had any injuries or accidents onsite. Our initial site logistics plan as well as our Construction policy is enforced and is being respected by all subcontractors and personnel. Safety First, we have received numerous comments from the residents thanking us for doing a good job and answering their questions about different aspects of remodeling. Forming relationships and trust among all parties involved has evolved and the overall feeling of a Team is present.

Where are we in the schedule?
99% complete.

What are our current activities at the Jonsson Central Library?
Currently, we are installing the counter tops and wrapping up the punch list. COD has vendors setting furniture and visual displays.

What are the challenges?
Supply chain issues have slowed the millwork installation, as well as the furniture installation. We have also encountered issues with the building's existing fire alarm system that has prevented us from getting our TCO.

What are we doing really well?
Being patient.

 

 

CPS Uptown-edgewater Early learning center

Where are we in the schedule?
75-80% complete.

What are our current activities at the Uptown-Edgewater ELC?
We are currently taping the gyp walls, wrapping up installation of framing the gyp ceilings, and MEP rough-ins.

What are the challenges?

  • GMA and the AOR having new project teams for a project that started over a year ago.

  • Coordinating with the building landlord who is responsible for some items that intersect with our scope of work.

  • Getting the AOR and CPS to respond to RFI’s and/or issue bulletins for additional work stemming from unforeseen conditions.

What are we doing really well?
Completing the work that we are able to complete, and managing a team of 20+ subcontractors/suppliers on a job that started, was shut down for a year and then restarted without many issues.

 

 

MARTIN FARRELL HOUSE

Where are we in the schedule?
About 80% through Phase 1 (of 4).

What are our current activities at the Martin Farrell House?
Wrapping up rough work, installing drywall, installing finishes and specialties will follow with drywall.

What are the challenges?
Material lead times have been a nightmare. We ordered the bulk of all the equipment & finish material back in late February/March and we're still not getting everything we need despite following up weekly, and daily the closer we got to the project start date.

What are we doing really well?
Following up with the subs to stay informed with lead times.

 

 

ABILENE STATE SUPPORTED LIVING CENTER

Where are we in the schedule?
We have experienced both weather, supply chain, and design development delay events since the beginning of this project. Current completion date is June 20, 2022.

What are our current activities at the ASSLC?
Pouring concrete caps for all 8 cottage planters, finalizing punch list repairs and close out of Cottage 671. Renovations for the 2nd building turned over to us by the owner (Bldg 674) will begin on July 5th.

What are the challenges?
Texas Health and Human Service's (Owner) CO process, and multiple concealed conditions at the Historic Landmark building we are renovating have caused a majority of the delays. Keeping subcontractors engaged and enthusiastic about our work has been an ongoing challenge as well. GMA was awarded this project in August of 2019, and has only been able to put 40% of the contracted renovation work in place.

What are we doing really well?
Sheparding the project with GMA's proven project management process, and maintaining productive client relations.
